3 Reasons to Sealcoat Your Commercial Asphalt

By | Commercial Paving | No Comments

We know that first impressions matter, and the asphalt on your commercial property is the first impression your clients or potential clients will receive of your business when they arrive. It is imperative that it is in good shape, allowing your business to be associated with quality, safety, and attention to detail. Sealcoat, which can be placed on your asphalt 12 months after the initial installation, should be redone every two to four years to keep the pavement in tip-top shape. Here are three important reasons why you should sealcoat your commercial asphalt as soon as possible. Read More

Fairport, NY – Hi Chance, just wanted to let you know that we are very pleased with the final outcome of our parking lot. From the time we got serious in discussing the project, it took over two years to get to the final completed state. A lot wringing of hands, differing opinions, concerns over cost, etc. But in the end, I feel we did the right things and have a quality end result. Thank you to you and others at All County Construction for the quality work you performed. I’ve received numerous compliments over the past week how great things look. Thanks again.

What Does a Milling Machine Actually Do?

By | Commercial Paving | No Comments

Wirtgen Milling Machine

In the past, we’ve used only our Skid Steer for all our milling projects, but this summer we’ve been excited to use our new Wirtgen asphalt milling machine. We’ve used it for main roads, large driveways, parking lots, and any project that required milling anywhere from a few inches to up to 4 feet. For smaller milling projects like patches and pavement trenches, we can use the Skid Steer, which can mill up to 6 inches deep and 2 feet wide.

So what’s the benefit of asphalt milling?

1. Recycle

First, every time we mill the pavement down, we use the leftover asphalt for new pavement. We outsource it to be ground up, mixed with aggregate and binder cement, and then delivered as fresh pavement ready to be used for a new paving project.

2. Rumble Strips

Municipal owners sometimes want rumble strips installed along highways for better driver safety – with the intention the rumble strips will wake late-night drivers from drowsing at the wheel. Our milling machine can install these quickly and efficiently.

3. Surface Smoothing

Milling removes uneven areas in the pavement by making the whole surface one even level. Our Wirtgen removes wheel ruts from traffic, dips from standing rainwater, and potholes from winter freezes. Once the existing pavement has a smooth surface, we can spread new pavement over the top and create a fresh surface.

4. Dowel Bar Retrofit

Dowel Bar Retrofit, another specialty item milling machines can accomplish, increases the integrity and longevity of pavement. The Wirtgen forms ridges in the pavement perpendicular to cracks. We then place steel bars within the ridges and seal them in place with non-shrink concrete. After that, the surface is diamond-ground to smooth any irregularities.

How to Care for your Commercial Pavement

How to Care for your Parking Lot Pavement

Parking Lot Paving Rochester NY

Parking Lot Paving Rochester NYAs we all know, customers can be rough on your company’s pavement. When they peel out or make tight turns in the parking lot, they can create deep scars in the asphalt. Winter, another threat to your pavement, damages asphalt by freezing, thawing, and freezing again, causing the aggregate bond to deteriorate. What can you do to keep your commercial pavement looking fresh and new?

1. Seal the Seams

Parking Lot Paving Rochester NYIn winter, water seeps into the cracks of your driveway and expands and contracts, creating seams throughout your pavement. You can fill the cracks with sealer or crack filler to keep your pavement looking new.

2. Avoid the Edges

The edge of pavement doesn’t actually have any support, which is why it’s the first part to crumble away. You can slow this degradation process by including stripes that prevent cars from driving close to the edge. You can also build up the soil around the edge to give it side support. Just make sure you leave about an inch free from the top to allow for water drainage and to prevent plants from growing over the pavement.

3. Patch the Holes

Parking Lot Paving Rochester NYAutomobile fluid such as oil, antifreeze, gas, power steering, and transmission fluid leak from parked cars and destroy the bond of the liquid aggregate. You’ll notice the holes forming in your pavement. You can fill the holes with what’s called cold patch to restore the smooth, pristine pavement look.

We want to help you keep your commercial pavement looking fresh and attractive to your customers. Call 315-589-8661 if you have any questions or would like a professional to repair your commercial pavement. We want your customers and clients to enjoy their entire experience at your facility.

Commercial Paving Rochester NY; Pavement Maintenance

Let’s Condense Pavement Maintenance Down to TWO

Commercial Paving Rochester NY

Commercial Paving Rochester NY

Commercial Property Owners → What DO you do to maintain the pavement of your PARKING LOT? Pavement will deteriorate a little each year, but you can significantly slow the degradation process by following these 2 simple MAINTENANCE suggestions.

War Against the Oxidation Process by SEALING

So you just got your company’s parking lot paved 2-5 years ago, but you’re already seeing deterioration of the aggregate and asphalt. You can thank the air we breath for that; once your pavement is exposed to sunlight, heat, and oxygen, its molecular structure immediately seeks a thermodynamic stable state through bonding. As a result, your pavement loses its elasticity, becomes brittle, and soon cracks.

So WHAT Can you DO About Oxidation?

Commercial Paving Rochester NYYou can extend/maintain the life of your pavement by 75% when you follow a rigorous sealing schedule, which we talked about in our previous post. You’ll actually end up SAVING money when you follow a strict sealing regime because you won’t have to pay for hefty pavement repairs farther down the road (no pun intended).

  • Install a GREAT Drainage System

You don’t want rainwater sitting on your pavement for long, loosening the aggregate bond and encouraging mold to grow between the cracks. You can install several drainage units that will ELIMINATE that problem:

  • Get a Culvert Pipe

We install culvert pipes either beneath or adjacent to the pavement to regulate the flow of rainwater.

  • Work on the Pavement Site

During our excavation process, we level the land and create ditches to direct water away from your pavement.

  • Install Water Lines & a Pond

Commercial Paving Rochester NYAdding a pond to your commercial property can not only help with drainage problems, but also increase the aesthetic appeal to your guests.

If you need any help finding a solution to your pavement problems, give us a call at 315-589-8661 and we’d be happy to offer suggestions and share our expertise.

What the Sealing Process can do for Municipalities

Each municipality pavement represents a valuable investment, and to get the most out of that investment, you’ll need to maintain it on a regular basis. Maintained roadways and parking lots within your town/city make great first impressions from tourists and maintain loyalty from locals. In order to keep all pavement maintained, you need to reseal each paving project every 2-4 years, and here’s what the resealing process can do for you:

1. Eliminates Mold & Mildew

Before your driveway can be sealed, it must first have all vegetation destroyed. Pesky plants force their way through the cracks in the pavement, breaking apart the asphalt and weakening the aggregate bond. All unwanted plants will be treated with preventative chemicals.

2. Cleans Up Harmful Chemicals

The pavement is powerwashed before the sealant is added, so all car fluid stains, gas puddles, tree sap, and other substances are completely removed. The sealant can then adhere to the pavement the way it’s supposed to and it’ll protect the pavement from future car leaks.

3. Smooths the Paved Surface

All the potholes and cracks in the pavement are repaired with high-quality asphalt and aggregate. The material is then compressed down into the hole with a high pressure tool that compacts the hot pavement. Once the sealant is added, the surface will be shiny and smooth.

4. Trims the Pavement Edges

Municipality Sealing Rochester NY

The chemicals in the sealant kill the grass outlining the pavement, leaving behind a trim, neat edge. Sealant leaves behind a better edge that a weed wacker as it leaves the grass looking fresh and maintained instead of chopped and haphazard.

The pavement of all municipalities needs to be maintained for it to keep an average lifespan, which is anywhere from 10-15 years. When you make sure to seal all paved surfaces within the recommended time frame, you’ll maximize on your initial investment. What to Expect After you Get your Dream Driveway

Residential Driveway Sealing Rochester NY

Residential Driveway Sealing Rochester NY

Residential Driveway Sealing Rochester NY

You’ll hear a lot of different opinions when it comes to properly maintaining your driveway. “Don’t drive on it,” “Drive on it as often as possible – it’ll help flatten the surface,” “Get it sealed every year,” “Don’t seal it for the next ten years,” “Don’t get it wet,” etc.

Frustrated yet?

Your friends mean well. And if you just recently got it paved, you’re probably tempted to listen to ALL the advice you get. But be careful – some tips that sound like good advice can actually damage your pavement.

Like What?

For example, freshly laid asphalt doesn’t fully cure until it’s set for a year. During that time, you should be careful what you do on that pavement. What should you NOT do?

  • Don’t spill harmful fluids on the pavement.

Residential Driveway Sealing Rochester NYCar fluids like antifreeze, gasoline, power steering fluid, and transmission fluids can damage your new asphalt. When it’s spilled, it seeps into the crevices and dilutes the aggregate that holds the pavement together. If you don’t immediately wash it with dish soap and water, the fluid will form holes in your driveway – the last thing that you want for your new pavement.

  • Don’t park vehicles with heavy, pointy tongues on the pavement.

Tractor trailers, car ramps, and anything with heavy axles can damage your pavement if you let them drag behind you. You don’t want those deep ridges left permanently in your asphalt.

  • Seal your driveway every 2-4 years.

Did you know it’s possible to seal your driveway too often? The surface will become extremely slippery and dangerous and may even crack from the shrinkage and build-up.

We suggest getting your driveway resealed one year after you get it paved and every 2-4 years from then on. Residential Driveway Sealing Rochester NY

Potholes – What Does Your Parking Lot Say About You?

By | Pothole Repair | No Comments

Had Enough of these Vicious Potholes?

Did you know first impressions occur within the first 7 seconds of recognition? You property owners invest a lot of time and money into your storefront branding to immediately impress your customers. But there’s something else about your property that will create a strong first impression even before your customers reach your door:

Your parking lot.

Pothole Repair Rochester NY

Potholes represent the most prevalent problem directly resulting from winter weather. In less than a month, the snow will melt to reveal countless potholes–we’re talking deep, craterous ditches–scattered throughout your parking lot. But it’s what you can expect for upstate New York; Weather.com reported Rochester to be the EIGHTH coldest city in America. Makes sense the coldest city would also have the most potholes.

What Message Does Your Parking Lot Send?

According to AAA, drivers pay a total of $6.4 billion annually toward pothole damage. With that in mind, what message does your parking lot give your customers? A smooth, freshly-sealed parking lot will demonstrate attention to detail, customer-consideration, and proper priority. On the flip side, a pitted, craterous parking lot indicates carelessness, forgetfulness, and misplaced priority. Which response does your parking lot incite?

Potholes Are Bad, But Are They ALL Bad?

If you’re familiar with the Pothole Project, you know some people actually can have fun with these annoying pavement problems. We can thank husband and wife Claudia Ficca and Davide Luciano for turning these incredibly annoying and damaging holes into something humorous.
